First off, what the heck is a wholesaler??
Well, a wholesaler is an investor, probably just like you. I can't speak for all wholesalers throughout the land but I can tell you a little about me and how we got into this business.
When I first moved to Chattanooga, TN almost 10 years ago, we were in the recession and I was looking for properties with my 2 partners... my wife and brother. Anyways, we didn't have alot of money for marketing but we did have a TON of time so we decided to become the best damn guerrilla marketers the South has ever seen. We did everything that nobody wants to do.. bandit signs, driving for dollars, posting notices on vacant houses, calling for rent ads.. all of it. And we worked hard.
So the craziest thing happens when you work hard. You get a TON OF LEADS. We were lucky to have some great private lenders who worked with us in early days but honestly we were still getting more leads than we could possibly handle, even with 3 people on the team.
A new business grew out of that marketing & we started to sell our excess deals off to other investors. In the past 10 years, we have been involved in well over 500 wholesale deals, thats not including the countless rehabs we have done or the 70+ rentals that we now own.
So your still wondering, what is a wholesaler right? Well, we find a property at a discounted price and contract it with the seller to purchase. If its one that we decide we are ok with passing on to one of our investor friends, we do just that. Generally we will pass it directly on and bump up the price just enough to help pay for the marketing.
Wholesaling ONLY works when we are bringing a deal with enough meat on the bone that our end buyer can still make a shit ton of money. Because we are really good at this, we have been able to do it over and over throughout the years & make some great friends with our buyers, many of whom come back to us over and over because we supply great deals!
Since this business model worked so well in the Chattanooga market we decided in 2017 to expand across the US to more markets, thus Nationwide Property Liquidators was born. My wife Heather & I are proud to add a new partner, Tag who is helping us expand Nationwide!
